Bond Modernization Program Winter 2004 Update

While staff, students and administrators enjoyed a well-earned two-week holiday break, the District’s contractors and construction managers worked hard on almost empty campuses this past month catching up on a long list of unfinished work items from previous project phases and/or working toward completion of current phases.

Tam High School’s Gus Gym opened in mid-December; locker rooms are being prepared for an early January opening; and Palmer Hall is scheduled to open in late January. Increment 3 of Tam’s modernization program has been awarded to Arntz Builders (the same contractor as Tam 2 and Redwood 2), with Notice to Proceed issued on January 5 and a construction start targeted for early February. The first phase of the Tam 3 project will be Hoetger and Phoenix Halls.

Drake re-opened 12 classrooms and the counseling center in early December, including two new science classrooms and a new computer lab. Six more classrooms and storage areas are now under construction and are scheduled to be completed in early March.

Redwood’s Gym and locker rooms opened in mid-December, and the long-overdue Phase 1 “punchlist” was the top priority for the holiday break. Most of the punchlist work was completed. Work also continues on Phase 2 (West Wing) and the new modular buildings between the main building and the shop building. Phase 3 (North Wing) is currently scheduled to start in early Spring 2004.

On all campuses, modernization team members gave special attention during the holiday break to roof leaks and floods resulting from the massive holiday storms. Most of the leaks and floods appear to be unrelated to modernization, yet the contractors on site jumped in to help avoid further damage to newly modernized spaces. So far no major damage has been identified.

The majority of modernization’s fields projects have been advertised, with bids scheduled to open in late January and early February. Construction on all fields except Redwood softball is scheduled to continue through calendar year 2004.

Back in the architects’ offices, work continues finalizing designs for Tam Increment 4, Drake Increment 4, and San Andreas. These three projects are scheduled to bid in late Spring, with construction starting immediately thereafter.

Then, finally, the various groups and committees involved in modernization are beginning to look ahead to the “final” round of modernization tasks that will be needed to finish the Master Plan satisfactorily. These tasks, called “Priority 1B,” will be grouped into final projects at each site, reviewed and prioritized by site committees and the District Oversight Committee, and approved by the Board when reserve funds are fully available. The Master Plan’s original “Priority 2” wishlist, will also be considered during this process.
